FHA and VA Home Loans

Both FHA (Federal Housing Authority) and VA (Veterans Administration) mortgage loan programs can help you finance a home when you do not have a lot of money for a down payment.  These home loan programs are intended to help you purchase a primary residence (the home you will live in).

FHA Home Loans

FHA Home Loans have been helping people become homeowners since 1934. These loans are available to experienced homeowners as well as first-time home buyers and feature a low down payment requirement of 3.5% of the purchase price. The Federal Housing Administration (FHA) - which is part of HUD - insures the loan, so your lender can offer you a better deal.

VA Home Loans

VA loans are a type of insured first mortgage loan that can provide up to 100% financing. For VA housing loan purposes, the term "Veteran" includes certain members of the Selected Reserve, active duty service personnel, and certain categories of spouses.

A VA Home Loan offers the same rate regardless of credit score.

To learn more about how you can obtain an FHA Home Loan or a VA Home Loan, or one of CCU's other low-down-payment mortgage products, contact a CCU Mortgage Specialist.  Your Specialist will discuss your specific needs and help you decide which loan program will be best for you.

CCU also offers an exclusive Community Hero Mortgage Loan to active and retired service members.  A CCU representative will help you select the loan program that is the most cost-effective for you.

Whatever loan you choose, CCU can help you save on agent commissions and earn HomeAdvantage Cash Rewards¹ with our free HomeAdvantage® program!

Need Help Saving for Your FHA Down Payment?

While FHA loans offers a lower down payment requirement than "regular" mortgage loans, you will need to have some funds available for a down payment and closing costs.  If you aren't ready just yet, start putting some money aside today with a CCU My Club Account or any of our other Savings Products.

Loan rates are based on credit history, loan terms and borrower qualifications. Contact CCU to determine your rate. Rates subject to change. Ex: $120,000 loan for 30 years at 3.875% APR = $564/mo (P&I only)

¹The HomeAdvantage program is made available to you through a relationship between Community Credit Union and CU Realty Services. Program Cash Rewards are awarded by CU Realty Services to buyers and sellers who select and use a real estate agent in the HomeAdvantage network. Home buyers or sellers are not eligible for Cash Rewards if they use an agent outside this network. Using Community Credit Union for a mortgage is not a requirement to earn Cash Rewards. Cash Rewards amounts are dependent on the commissions paid to the agent. Community Credit Union may have specific rules on how your Cash Rewards will be paid out. Cash Rewards incentives are available in most states; however, are void where prohibited by law or by the lender. Please consult with your credit union to get details that may affect you.
